short sales - if you are thinking you may need to go that route, an experienced agent ABSOLUTELY makes a difference. You have GOT to meet with Drew or Matthew. After you meet with him you will understand why.... (Most of the agents out there have just learned or are just learning to deal with these in the past couple of years because this is not stuff they teach you in Real Estate school. Drew & Matthew did their first short sale in 2001... Back in 2001-2004 in Utah County things weren't so different from where they are now...) With deficiency judgements....and all the bad information out there....We SO STRONGLY suggest that you at least talk to them for a few minutes.... They just did one where the sellers had been with another agent who did not know what they were doing and were on the verge of accepting a $160K deficiency judgement on their credit... With the correct knowledge and a letter from their attorneys there was NO deficiency judgment. Utah law is great for short sales if you know how to use it...
